1. Project overview
Apex Distribution needs additional usable floor area without leaving its current warehouse. Granite Ridge Construction proposes to build a 240 m² structural-steel mezzanine over the existing pick-and-pack zone and to fit out a 95 m² ground-floor office beneath it — meeting rooms, open workstations, and amenities — inside the existing building envelope. The contract sum is $318,500 + GST, with practical completion targeted for early September 2026.
2. Scope of work
- Site & preparation — protect existing racking and stock, set out mezzanine grid, core-drill for column base plates, establish temporary site fencing within the warehouse.
- Structure — supply and erect a galvanised structural-steel mezzanine (240 m²) with a 19 mm structural particleboard deck, edge protection balustrade, and a 1.2 m-wide compliant staircase with landing.
- Office fit-out — steel-stud and plasterboard partitions forming two meeting rooms, an open work area, a kitchenette, and an accessible WC; suspended ceiling with LED panel lighting.
- Services — electrical sub-board, power and data to all workstations, mechanical ventilation and split systems to the office, plumbing rough-in and fit-off for the kitchenette and WC.
- Finishes — commercial vinyl plank flooring to the office, paint to all new walls, glazed partition to the larger meeting room, signage to the staircase.
- Completion — builder's clean, mechanical and electrical commissioning, and a handover pack with certificates, warranties, and as-built drawings.

6. Payment schedule / milestones

Progress claims are issued on milestone completion and are due within 14 days. A 5% retention on each progress payment is held and released 90 days after practical completion.
7. Allowances & exclusions
Allowances (provisional sums):
- Office flooring (luxury vinyl plank) — $9,500 allowance; adjusted on final product selection.
- Kitchenette joinery and benchtop — $6,000 allowance; adjusted on final finish selection.
Exclusions:
- Removal of existing racking or relocation of stock (by Apex).
- Fire-services upgrades or sprinkler relocation, if required by the certifier.
- Any rectification of pre-existing slab cracking or hazardous materials discovered during core-drilling.
- Loose furniture, IT hardware, and network cabling beyond the data outlets specified.
8. Permits & compliance
Granite Ridge Construction will lodge and manage the building permit. The mezzanine is engineer-designed and certified to AS 4100 (steel structures) with footing certification to the relevant slab assessment. All electrical work is carried out by a licensed electrician with a certificate of compliance on completion, and plumbing carries a compliance certificate. The accessible WC is built to the applicable access standard. A final occupancy inspection is included before handover.
9. Warranty
Workmanship is guaranteed for 24 months from practical completion. Manufacturer warranties on supplied products (steel coatings, split systems, flooring) are passed through to Apex in the handover pack. Defects reported in writing during the warranty period will be assessed within 5 business days and rectified at no cost where attributable to Granite Ridge workmanship.
10. Terms & assumptions
- Working hours: weekdays 6:30am–3:30pm; out-of-hours work by prior agreement.
- Apex provides site power, water, and a designated waste and skip area.
- Variations to scope are priced and approved in writing before the affected work proceeds.
- This proposal is valid until 4 July 2026; steel and material prices are subject to confirmation after that date.
